c) CHOOSING AN ESTATE AGENT IN THE ALGARVE
Your choice of a Real Estate agent in the Algarve can make all the difference
in finding the most suitable property.
Many estate agents who have set up shop in the Algarve, concentrate on their own goals, instead of the client’s real goals and needs. Before you choose an agent, ask them about the future developments and guide lines for one well defined council, or about the relevant identities for this or for that council. Knowledge about this makes the difference between the estate agent that is only interested in selling you “the best property in the world” (in their opinion), and the one who concentrates on your real needs.

e) NEGOTIATION AND COMPLETION
As a buyer preparing to make an offer on a villa or apartment in the
Algarve, there are some useful rules to attend:
You should discuss your proposal with your Algarve real estate agent.
We advise you to make your offer formally in writing. Your offer should
include the price you propose to pay and the terms and conditions of
the purchase. For example, if the seller verbally agrees to special
terms of payment, that should be recorded in the written offer.
Send us (by e-mail, by fax) your written offer and we will pass it
to the vendor. On their approval we will call you immediately, and
ask you for details of your lawyer.
If you have not yet chosen a lawyer, we will be able to recommend
certain firms to you.
Once your offer has been accepted, you will be asked to pay a holding
deposit. This ensures the property is considered “sold subject
to contract” and that the vendor takes the property off the market.
During the purchase of your property in the Algarve we will assist
you through the process step by step, going with you to the public
notary office to sign the title deeds and complete our paperwork on
your Algarve property purchase.
Completion usually takes place in about one month if a bank loan is required.
f) AFTER PURCHASE
Once you own your new property in the Algarve, you may find you need
furnishings, fittings, kitchen equipment etc. etc.

with experienced decorators who will help you to find your own style
for your Algarve villa or apartment.
